WHY THE CAROLINAS
Our mission is to create neighborhoods that foster a sense of community and life-long bonds, much like the ones where we ourselves grew up. In selecting sites for development, we prioritized stunning landscapes where we can build active communities with plenty of open space for people of all ages to enjoy.
We focused on under-supplied markets in the Carolinas, seeking out large tracts with exceptional locations and natural beauty that can serve as an amenity in and of itself.

The southeast is home to several major cities, including Raleigh, Asheville, and Clayton, which offer various cultural and recreational opportunities. These specific cities and more are experiencing significant population growth, which has led to increased demand for new housing developments, commercial buildings, and infrastructure projects. - RALEIGH, NC, OVERVIEW
Poised in one of the nation’s foremost technology job hubs (North Carolina’s Research Triangle Park), Raleigh is a region known for its wealth of knowledge. Referred to as “The Triangle” or RTP, this area is home to North Carolina State University, Duke University, and UNC-Chapel Hill. Raleigh has historically been known for attracting many businesses due to the highly educated workforce it provides.Raleigh is an inviting city known for its young, well-educated population, easy-going lifestyle, and bustling nightlife. With plenty of parklands, museums, performing art centers, and a booming job market, Raleigh continues drawing new residents and retaining the student population after they graduate from the local universities. These favorable conditions create many exciting investment opportunities within The Triangle region.
- ROCK QUARRY PROJECT (BLUEJACK RALEIGH)
Poised in one of the nation’s foremost technology job hubs and resting on a 282-acre site, our development at Rock Quarry is within 1/4 mile of the new 540 interchange connecting the interstate through the Raleigh metro. The community development will include 479 single-family units, 459 townhomes and 300 multifamily units. Rock Quarry will offer both for sale and for rent units featuring individual amenity buildings to serve its respective residents. The rental housing community at Rock Quarry will feature pickleball courts, a dog run, a pool, an entertainment space and more. Adjacent to over 100 acres of city park reserve, the site will feature a convenient trailhead into the future city park. With the site’s direct access to surrounding submarkets and proximity to the city’s popular trails, Rock Quarry will provide essential housing inventory to the bustling Raleigh area.
- ASHEVILLE, NC, OVERVIEW
Nestled in the Blue Ridge Mountains, the delightful city of Asheville, NC, is a true gem of the American South. It is known for its thriving arts scene, diverse population, and stunning natural beauty. Asheville also has a rich history, with many historical landmarks and museums to explore. Asheville sits at the crossroads of two major western North Carolina interstates, I-26 and I-40, and is home to many education and medical facilities and more than 9,000 businesses. Blending a rich history with contemporary culture, Asheville perfectly represents the charm and beauty of the South.
- PINNERS COVE PROJECT
Pinners Cove is located in the heart of Asheville, NC, and covers an area of approximately 187 acres. The project will include 266 single-family for-rent (SFR) units built across 71 acres, with the remaining 116 acres serving as conserved land. In partnership with Elevated Trail Design, Pinners Cove will offer three miles of passive hiking and biking trails designed along existing cattle paths and following natural grades. Pinners Cove will comply with Buncombe County’s Hillside Development Subdivision Ordinance and Standards. This ordinance’s intent matches Doran’s development goal: to cluster the housing in the least environmentally sensitive areas of the site and formally preserve the remainder of the property in a conservation easement. A conservation easement will prevent the non-developed areas from being developed, graded or cleared. Pinners Cove will provide much-needed housing inventory to the Asheville area.
- OLD CHARLOTTE PROJECT
Poised within central Asheville, NC, Old Charlotte is an expansive project featuring townhomes, duplexes and multifamily communities covering roughly 98 acres. The project will include 176 duplex units, 130 townhomes and 210 multifamily units, with dedicated amenity buildings and on-site conveniences such as playgrounds and passive walking and hiking trails across 20 acres of open space. The multifamily portion of the project spans about 10 acres and offers a unit mix of studios, alcoves, and 1, 2, and 3-bedroom apartments. In comparison, the single-family portion of the project covers just under 60 acres, with the homes designed and selected in partnership with a local home builder. Rich in history and charm, these communities offer residents viewsheds of the surrounding environment in Asheville, NC.
- CLAYTON, NC, OVERVIEW
Located in the heart of Johnston County, the picturesque town of Clayton, NC, is a true gem. Boasting a close-knit community of roughly 20,000 residents, Clayton is renowned for its welcoming locals, lively downtown district, and stunning green spaces. Clayton is home to some of the world’s largest companies (Grifols, Novo Nordisk, Caterpillar, and more). This charming locale has no shortage of attractions, from the state-of-the-art Clayton Center for the Arts to the tranquil Clayton River Walk on the Neuse and the expansive East Clayton Community Park. And with its prime location less than 20 miles from bustling Raleigh, 30 miles from the RDU airport, and 33 miles from the Research Triangle Park. Clayton offers the best of both worlds: small-town serenity and big-city convenience. - RIVER MEWS PROJECT
River Mews is an expansive 288-acre site off Highway 42 and nestled amongst the Neuse River in Clayton, NC. The project site conveniently sits along NC-42, a main artery that feeds into Downtown Clayton and surrounding submarkets. River Mews is a for-sale housing and for-rent community that boasts 311 townhomes, 275 single-family homes, and 239 multifamily units. Each product type will have individual amenities to serve its respective residents. Notable amenities include pickleball courts, a dog run, a pool, an entertainment space and more. The property’s existing estate home and auxiliary buildings alongside the river are being restored into a functioning event center capable of holding indoor and outdoor weddings and events of up to 100 people. River Mews site offers outdoor connectivity through trails, sidewalk systems, and a future mountain-to-sea trail alongside the Neuse River.
