Doran Adds Another Award

Doran Companies is pleased to announce that our newest project, the Edge on Oak is the recipient of the Minneapolis-St. Paul Business Journal’s 2012 Best in Real Estate Award for Best Student Housing Development. Located on Oak Street near Washington Avenue, the 65-unit project is directly adjacent to the University of Minnesota’s largest student complex and is surrounded by retail in the Stadium Village neighborhood. Previously, another Doran Companies project, Sydney Hall, had been highlighted, winning the Best in Real Estate Award for Best Overall in 2010. Even prior to construction commencing the proposed Mill & Main luxury apartment project was also a finalist in the Sale & Acquisitions category.

As the student housing market continues to flourish, Doran Companies has become a force within the University of Minnesota housing community. The Minnesota Real Estate Journal interviewed Doran Companies founder and president, Kelly Doran, to gain a better perspective on Doran Companies’ unique strengths. The article noted the success of previous Doran Companies projects at the University of Minnesota, including the new Sydney Hall and 412 Lofts buildings, and the renovation of the historic Dinkydome adjacent to the Sydney Hall project. Also highlighted are The Edge on Oak, currently under construction, and 1101 University, currently in planning stages.

Doran Companies announced $40 million in loan agreements for two apartment projects at the University of Minnesota-Twin Cities. The deals included permanent financing for the highly successful Sydney Hall project and construction financing for the Edge on Oak, a much anticipated project in the Stadium Village neighborhood east of campus. Market analysts point out Doran Companies’ strong position in the University apartment market and the combination of low vacancy rates and high desire among students to live in apartments as key indicators of Doran’s strong portfolio. Minneapolis as a whole had low vacancy rates, in the 2% range. Increasingly positive market fundamentals are also raising perceived values of Doran properties and Doran Companies president Kelly Doran mentioned that with each successive project (Sydney Hall, 412 Lofts, The Edge on Oak) more lenders were interested than the previous project.

Doran buys Pillsbury Mill land for $5 million

An exciting change is coming to the famed Mississippi riverfront. Doran Companies has completed a deal to buy the property directly adjacent to the historic Pillsbury A Mill in a $5 million agreement. A two-phase 375 unit luxury apartment project is planned for the site, located at the Stone Arch bridge’s north side, directly across the Mississippi from Downtown Minneapolis.

The project, which doesn’t include the Mill and periphery buildings, already has approval from the Historic Preservation Commission and a spring 2012 ground breaking is planned. Following its success in the high-end student housing market, Doran Companies is adding a fresh and dynamic opportunity for those looking to live in the thriving St. Anthony Main and Northeast neighborhoods.

The project consists of redeveloping 5 Acres for Wellington Management. Doran was selected as the General Contractor by St. Paul based Wellington Management. Hazardous material abatement, coordination between city/county and public/private utilities and compliance with a national fitness chain utilizing detailed specifications are all a part of this project. Doran is honored to be working with such a reputable firm and we look forward to the start of a long term relationship between Wellington Management and Doran. The weather this season has provided an advantage to move the project ahead of schedule. We are excited to be a part of the revitalization of Richfield.

Menards – Golden Valley

Doran Construction has been working with Menards for since 2006 constructing multiple projects for Menards. The Menards Golden Valley location consisted of a new 264,000 square foot building to be constructed with a timeline of 22 weeks. New masonry walls were constructed as part of the Menards standard. Doran successfully coordinated the delivery with direct material vendors and completed the project on time for Menards. Another successful project by Doran Construction and a happy client.

Quarry Ridge

Doran Construction is currently constructing a 3 story, 159 unit market rate apartment complex with underground parking at Quarry Ridge in Rochester MN for North Dakota based IRET. The project has been ahead of schedule since the start. The client, IRET is extremely happy with the progress, budget and timelines being met. Dealing with the site restrictions and modifications after the project start went smoothly with communication being an integral part to the success of the project to date. Doran Construction is exceeding IRET’s expectations and is excited about the Doran / IRET relationship.

The Edge on Oak

Currently Doran Construction is building a 6 story, 65 unit University housing project at stadium village. Underground parking and many amenities are offered at the Edge on Oak. Doran demolished the existing theater structure that was on site prior to construction. Doran is excited to offer another option on the U of M campus. One of the biggest challenges with the Edge on Oak site is the tight working quarters with the lot lines being very close to a neighboring construction project. Doran Construction worked closely with the city in the review process of the project to avoid any future project delays.

Menards – Yankton

The Menards Yankton location consisted of a new 242,000 square foot building to be constructed with a timeline of 20 weeks. New masonry walls were constructed as part of the Menards standard. This is the 18th Menards project in which Doran has been a partner. Doran successfully coordinated the delivery with direct material vendors and completed the project on time for Menards.
